Water Heater Leaking from the top of the tank?

A water heater leak coming from the top of the tank can be one of several types and it doesn’t necessarily mean the water heater needs replacement. It can be a leak from the water supply lines, a leak from the T&P relief line port, or the actual hot and cold water ports. All of those types of leaks can be repaired without having to replace the actual water heater.

 

Water Heater leaking from the bottom?

Usually, a water heater has at least (6) connections ports. When a water heater shows signs of leakage from the bottom of the unit; it is important to verify the source of the leak. It can be a leak from any of the (6) connections ports (hot, cold, anode rod, T&P relief, gas control/temperature probe, and or the drain port). One needs to verify the exact source of the leak before concluding that the whole water heater needs to be replaced.

 

Water Heater leaking from the T&P relief valve?

The temperature and relief valve (commonly referred to as the T&P valve) is a safety device. The dual function of this device is to prevent your water heater from exploding http://media.wattswater.com/PG-TP-ASME.pdf due to excessive temperature, or pressure within your tank, or water system. It is designed to open up and relieve the excess temperature or pressure from the system – at certain set points. *If your T&P relief valve is leaking please call us immediately. We can perform a couple of tests in order to determine the cause of the safety valve trigger. Rarely does a T&P relief valve leak due to its own failure. Do not make the mistake of simply replacing the T&P relief valve without determining what exactly caused it to leak.

 

Water Heater leaking from the drain valve?

Water heaters come equipped with a drain valve towards the bottom of the water heater. These drain valves are designed to serve as the maintenance port for flushing of sediment build up during your yearly maintenance service. Due to its location and close proximity to the sediment build up – they are prone to leaking.

Often times they will leak due to hard scale build or particles being trapped within the drain valve. We recommend that the unit be serviced in order to possibly free up the debris before replacement. Replacing the drain valve requires the water heater to be fully drained before removal and replacement of the valve. We recommend a brass nipple and full port ball valve type spigot be installed as the replacement. The full port ball valve has larger passage way and is less prone to being affected by sediment particles.

We repair all makes and models. Today’s water heaters require special attention due to the new standards imposed by AQMD. The LO-Nox water heaters required by AQMD specify sealed combustion chambers. These changes have been both a blessing and curse. The good part is that the changes in design have helped Southern California to have better air quality (when was the last time we had a smog alert?) – The downside is that the recommended yearly maintenance (that has always been recommended by the manufacturers) can no longer be disregarded.

The sealed combustion chambers must be cleaned as a preventive measure yearly, and the area surrounding the water heater must be kept free of dust and debris. Lack of maintenance will surely lead to your water heater failing to produce hot water.
